Reporting to the Manager Capital Projects & Maintenance, this position will manage dedicated resources and contractors to ensure proper routine and preventive maintenance is completed, as well as emergency repairs. This includes organizing tasks and preparing work schedules, work orders, participating in day to day hands-on maintenance and any other related duties as may be delegated.  This position requires the successful candidate to provide supervision to subordinates, coordinate contractors to complete operational maintenance and project work. They will assist the Manager of Capital Projects and Maintenance in updating deferred maintenance and fleet replacement planning.  The Maintenance Foreman reports to the Manager of Capital Projects and Maintenance.  It involves a high level of cooperation with other Facilities Management staff.  This position will require the successful candidate to provide direction to the snow clearing lead hand on weekends and evenings as required. This position will also require being on-call after hours.

RESPONSIBILITIES:

• Supervision of maintenance staff daily, assign duties and quality control.
• Schedule and plan maintenance work, moves, event set-ups, and minor renovations
• Ensure maintenance staff adhere to policies & procedures
• Manage, purchase, and maintain equipment and materials within the department and for maintenance work.
• Supervision of outside contractors
• Occasionally  act as a project manager for smaller renovation projects
• Arrange for quotes from contractor(s)/vendor(s).
• Ensure all appropriate permits are obtained.
• Ensure safety standards and procedures are maintained according to the UPEI, Municipal and Provincial codes and standards throughout the project, including Workers Compensation and H&S Act
• Ensure work conforms to appropriate code/Standards
• Represent Facilities Management at meetings with various departments on campus
• Review construction plans for renovations and new construction from architects and consultants to ensure design meets UPEI standards as a quality check
• Manage work orders in order to maintain Facilities Management mandate for completing work orders
• Responsible to hold in confidence all matters pertaining to the workplace
• Help to maintain and to promote good working relationships with maintenance staff along with contractors, consultants, City, Municipal and Provincial Officials and UPEI staff
• Responsible to perform the duties of other foreman in the department in their absence when directed
• Any other duties as assigned by the Manager Capital Projects and Maintenance

QUALIFICATIONS:

Professional:
• High School Graduation Diploma
• Diploma/ Certificate in mechanical or electrical repair or plumbing trade from a recognized institution (system controls would be considered an asset)
• Facilities management courses and/or project management training would be considered an asset
• Minimum 5 years in an appropriate trade along with 2 years supervisory experience (preferably unionized)
• Proven supervisory experience, with sound professional judgement, initiative, leadership, effective motivation and delegation
• Sound knowledge and working experience with computers and related software
• Valid driver’s license
Personal:
• Demonstrates excellent interpersonal, team building and leadership skills.  Ability to develop and maintain productive interpersonal relationships with staff, faculty, professionals, and external agencies
• Ability to plan, organize and monitor work activities of self, according to priorities, established schedules and deadlines
• Knowledge of construction and building systems principles
